May\u0131s-Haziran 2019 d\u00f6neminde Denizli konut piyasas\u0131 i\u00e7in merkez il\u00e7elerden 3666 adet sat\u0131l\u0131k konut verisi elde edilerek, Denizli konut piyasas\u0131n\u0131n talep y\u00f6n\u00fcne ili\u015fkin bilgilerin sa\u011flanmas\u0131 ama\u00e7lanm\u0131\u015ft\u0131r. Mek\u00e2nsal kantil regresyon modelinin tahmin sonu\u00e7lar\u0131na g\u00f6re, konut fiyatlar\u0131n\u0131n en y\u00fcksek ve en d\u00fc\u015f\u00fck oldu\u011fu dilimler i\u00e7in yap\u0131sal, fiziksel ve mek\u00e2nsal konut \u00f6zelliklerinin konut fiyatlar\u0131 \u00fczerindeki etkileri farkl\u0131la\u015fmaktad\u0131r. \u00c7al\u0131\u015fman\u0131n dikkat \u00e7ekici bulgular\u0131ndan biri de konut sat\u0131\u015f fiyatlar\u0131 da\u011f\u0131l\u0131m\u0131n\u0131n farkl\u0131 dilimleri i\u00e7in kom\u015fu konutlar\u0131n fiyatlar\u0131ndaki art\u0131\u015f\u0131n konut fiyatlar\u0131n\u0131 farkl\u0131 oranlarda artt\u0131rmas\u0131d\u0131r. Kom\u015fu konumlardaki konutlar\u0131n fiyatlar\u0131 en fazla konut fiyatlar\u0131n\u0131n en d\u00fc\u015f\u00fck oldu\u011fu %25\u2019lik dilim i\u00e7in konut fiyatlar\u0131n\u0131 artt\u0131rmaktad\u0131r. Sonu\u00e7 olarak, konut fiyatlar\u0131n\u0131n farkl\u0131 dilimleri i\u00e7in konut fiyatlar\u0131n\u0131 art\u0131ran ve azaltan \u00f6zelliklerin belirlenmesi, farkl\u0131 gelir d\u00fczeylerine
